Fleurets have worked with both operators and Landlords for many years, from nightclubs for sale, late night bar acquisitions, music venue rent reviews and valuations of super clubs. Our nationwide team advises our clients on a wide variety of matters including lease restructuring, merger or acquisition using detailed knowledge based on an in depth understanding of the leisure circuits and late night sector.

The existing tenant had successfully operated this site for a number of years on a tied lease from Stonegate Pub Company and wished to purchase the freehold of the building. Fleurets handled the sale to the tenant on behalf our client Stonegate Pub Company. The transaction was handled by Elysia Wilson-Gunn in the London Office.

Carousel, Huddersfield
We acted on behalf of landlord Matt Clark, whose Activ Leisure company runs a number of bars including Imaginarium wine bar and XO nightclub in Lincolnshire, and in association with John O'Donaghue as the outgoing Tenant who developed Carousel as the largest high street Bar in Huddersfield on the success of the brand in Lincoln.

The tenant operated Oz Bar in the centre of Nottingham under a leasehold interest expiring in April 2026. This tenant bought the freehold interest, which was owned by the Landlord, Tavern Propco. The transaction was handled by Elysia Wilson-Gunn in the London Office. This was on behalf of our client Tavern Propco.

Fleurets is appointed to acquire sites for Shoreditch Bar Group. This was the first acquisition which involved a 25,000 sq ft premises over 3 floors at the Printworks, Manchester. It is now operated as Cargo, a sister venue to world renowned Cargo in Shoreditch; a large bar with 3 club rooms. We have since acquired additional premises at the Printworks to be operated as Floripa.

Shoreditch Bar Group
We were instructed to act on behalf of Shoreditch Bar Group/Novus Leisure in order to reach rent concession agreements for periods of closure. The ongoing instruction involved negotiating with landlords across an estate of c35 late night bars and night clubs. The resolutions reached with landlords have assisted the group to survive the pandemic resulting in no permanent closures.

Rent review on behalf of Stonegate Pubco. A large 11,000 sq ft bar and nightclub. Fleurets achieved a substantial annual saving in comparison to the landlord’s initial proposal.

Fleurets is regularly appointed to act on behalf of operators in Soho and have settled rent review negotiations on numerous properties including Village, Obar and Freedom on Wardour Street, Bar Soho on Old Compton Street, Basement State on Broadwick Street and Blue Posts and Ember Yard on Berwick Street. We have a vast depth of transactional knowledge in this key leisure location and this is put to the use of our clients in rent review negotiations.
