Fleurets were instructed by developer planning applicant to provide a report detailing the lack of economic viability of the derelict pub to return to operational public house use. Planning permission subsequently granted for scheme extinguishing pub use.

Fleurets were instructed by the corporate Tenant occupier to advise and represent them in a retrospectively actioned 2022 rent review. The matter was obliged to proceed by way of arbitration, with award received achieving a material saving against Landlord's lowest Calderbank offer for settlement.

Fleurets first sold this freehold character pub in 2000 and has now acted on behalf of the same owners to sell the investment at a guide price of £650,000 (8.04% NIY). There was strong interest in this 15th-century property, situated in Smarts Hill, an Area of Outstanding Natural Beauty, approximately five miles west of Royal Tunbridge Wells.
